Often roofs leak for years before they are noticed.  The cost to your building could be considerable.  The cost to your health could be more considerable.  And there is the cost of the roof.  A flat roof can easily cost tens of thousands of dollars.  Repairing or doing preventative maintenance can be only in the hundreds.  A real bargain by any mathematics, and when it is time to replace the roof only the roof need be replaced not the deck the rafters, ceilings, drywall and other components that often suffer damage when the leak finally becomes obvious.  Often in Michigan  the leak becomes most apparent when the winter snow is melting off the roof.

Do you have household insect pests or termites?  Carpenter ants termites and most indoor pests thrive in the presences of moisture.  You can treat with toxins or you can address the root cause.
